Visited: FRIDAY 2026-07-10, ~5:35-5:39 PM CST (per photo EXIF; reported to
Claude 2026-07-13), by Michael Wild + Pernille (return leg of a work trip to
Wilkie, SK). 17 PHOTOS preserved in site-photos-2026-07-10/ with EXIF intact
(iPhone 16 Pro, GPS ~52.2822,-109.4068 = on the parcel). See PHOTO-INDEX.txt

DISCRETION: Michael does not want Kelly to know the property was visited.
Photos go to counsel only; nothing about this visit gets said to Kelly.

OBSERVED CONDITION (Michael's account, same day):
- Property is ABANDONED and in disrepair. No occupants.
- QUONSET: roof has FAILED; roughly a quarter of the SOUTH WALL is MISSING;
  water damage to the structure.
- LITTLE RED BARN: completely left to rot; now effectively a pigeon roost.
- GROUNDS: grass not cut all year.
- HOUSE: could not see inside. Appears dry inside; roof and windows appear
  to be holding; all doors locked.
- UNKNOWN: condition of the well; any appliances/contents inside the house.

CONTEXT / DELTAS vs prior information:
- Last representation to Michael: a couple was LIVING THERE, DOING REPAIRS,
  and INTERESTED IN BUYING. (Earlier versions: rent-paying tenant /
  prospective buyer; the "caretaker" reportedly moved out March 2026 —
  see Situation-summary section 4. The story has shifted repeatedly.)
- Michael's assessment: the property was worth materially more 7 years ago
  (at Dennee's death) than in its current state — visible, documented
  deterioration under Kelly's administration.

EVIDENCE TO-DOS:
1. Copy the photos OFF the phone into this folder (e.g. site-photos-2026-07-13/),
   preserving originals with EXIF (timestamps + GPS). Do not edit/crop the
   originals.
2. Pair with the baseline: any earlier photos/representations of condition in
   the Kelly text thread (attachments are embedded in Kelly-text-transcript.pdf).
3. Give the photo set to the retained lawyer. The lawyer can raise condition,
   insurance, and occupancy questions with Kelly independently, without
   revealing the visit.
4. Key cross-check when the "binder" accounting arrives: does it claim
   maintenance/repair expenses, rent income from the couple, insurance
   premiums? The photos are the lie detector.

OPEN QUESTIONS THIS RAISES (for counsel):
- Is the property INSURED? Vacant since ~March 2026 — most policies void or
  restrict coverage after ~30 days' vacancy without a vacancy permit. An
  uninsured loss (fire) would be catastrophic and likely on Kelly personally.
- Was rent ever collected from the occupants? Where is it accounted?
- Property taxes current? (RM tax enforcement can lien/seize land. The ISC
  title search + a call to the rural municipality will show this.)
- Winterization: another vacant Saskatchewan winter (2026-27) without heat/
  draining lines risks burst pipes in the one structure still holding (the
  house). Vesting is 2027-03-13 — the boys take it in whatever condition it
  is that day; deterioration between now and then is on the trustee.
