Hi Kelly, it's Max. Thank you for sending the will and codicil — Pops passed
them along to me.

Now that I'm 18 I'd like to start understanding my part directly, so I'm not
leaning on Pops for all of it. A few things I'd appreciate your help with:

1. A simple summary of the estate since 2019 — roughly what's come in (rent,
   etc.) and what's gone out (taxes, insurance, utilities, etc).
2. Where the property title stands right now — whose name(s) it's in today.
3. Your understanding of the plan and timing to transfer it to Dexter and me
   once Dexter turns 18 on March 13, 2027, since the will says everything goes
   to us then.
4. I understand Grandma also had a truck and a side-by-side. Are those still
   part of the estate, or were they sold?
5. There was also a lifetime of Grandma's belongings — her furniture, tools,
   and personal things. Could you let me know what's happened with all of it —
   what's been kept, given away, or sold?

No rush on this today — whenever you get a chance. I really appreciate everything
you've done looking after the place all these years.
